By virtue of an Order of Sale No. CV2017 10 4509 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF MAY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

Known as and being part of the Northwest quarter of Section 12 in said township and more fully described as follows:

Commencing at the Northwest corner of said Northwest Quarter Section; thence South 80 deg. 27' 49" East, along the North line of said quarter section, a distance of 140.74 feet to a point; thence South 8 deg. 59' 46" West, a distance of 1092.93 feet to an iron pipe and the true place of beginning for the parcel herein described; thence continuing South 8 deg. 59' 46" West, a distance of 400.00 feet to the center line of East Turkeyfoot Lake Road (SR 619 - 60 feet wide); thence North 89 deg. 41' East along said road center line, a distance of 140.01 feet to a point; thence North 8 deg. 59' 25" East, a distance of 400.00 feet to an iron pipe; thence South 89 deg. 41' West, a distance of 139.97 feet to the true place of beginning and containing 1.2686 acres of land, more or less, as surveyed by Swigart & Moore in August 1978.

Property appraised at: One Hundred Forty-seven Thousand Dollars ($147,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
