By virtue of an Order of Sale No. CV2017 11 4778 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF MAY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, and known as being part of Lot No. 286 in the John H. Schiller's Allotment as recorded in Plat Book 14, Pages 20 and 21 of Summit County, Ohio records and further described as follows:

Beginning at the Southeast corner of said Lot No. 296; thence Northerly along the East line of said lot a distance of 50 feet to the Northeast corner thereof; thence Westerly along the North line of said Lot No. 286, a distance of 136.5 feet; thence Southerly along the West line of said Lot No. 286, a distance of 40 feet; thence in a straight line Easterly to the place of beginning.

Property located at: 2444 7th Street, Cuyahoga Falls, OH 44221.

Property appraised at: One Hundred Eight Thousand Dollars ($108,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
