By virtue of an Order of Sale No. CV2017 05 1965 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 11TH DAY

OF MAY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:

Known as being a part of Lot No. 18 of Tallmadge Crest Allotment, as recorded in Plat Book 36, Page 57 and 58 of Summit County Records of Plats, and more fully described as follows, to-wit:

Beginning at an iron pipe on the North line of said Lot No. 18, said beginning point being S. 88 deg. 59' E., 63.75 feet as measured along said lot line from an iron pipe at the NW corner and true place of beginning; thence along the North line of said lot and the South line of Van Evera Road, S. 88 deg. 59' E., 63.75 feet to a point; thence S. 1 deg. 01' W., 507.72 feet to a point in the South line of said Lot No. 18; thence along the South line of said Lot 18, N. 88 deg. 49' 25" W., 63.75 feet to a point; thence N. 1 deg. 01' E., 507.04 feet to the place of beginning. Also known as Lot No. 18B of Tallmadge Crest Allotment as resubdivided by Gehres and Kingsley, Surveyors in February 1942.

Property located at: 77 Van Evera Road, Tallmadge, OH 44278.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 25th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
