By virtue of an Order of Sale No. CV2017 11 4802 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

OF JUNE, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being Unit Number 1052 (Building S) in the Hampton Woods Condominium, #1 according to the declaration of condominium ownership for Hampton Woods Condominium, recorded in the office of the Summit County, Ohio Recorder on October 12, 1977, as Instrument No. 873065; and as amended by Amendment No. 1 to declaration of condominium ownership for Hampton Woods Condominium, recorded in the office of the Summit County, Ohio Recorder on January 11, 1978, as Instrument No. 885745; and as amended by Amendment No. 2 to declaration of condominium ownership for Hampton Woods Condominium, recorded in the office of the Summit County, Ohio Recorder on August 10, 1978, as Instrument No. 915290; and as amended by Amendment No. 3 to declaration of condominium ownership for Hampton Woods Condominium, recorded in the office of the Summit County, Ohio Recorder on September 28, 1978, as Instrument No. 922848; together with the drawings for said condominium recorded in Plat Book 111, Pages 20 thru 64 inclusive, of Summit County Records; together with the undivided percentage interest in the common areas and facilities set forth in said declaration to be appurtenant to such unit (which percentage may hereafter be amended pursuant to paragraph 19 and 20 of said declaration).

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
