By virtue of an Order of Sale No. CV2016 06 2832 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

OF JUNE, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots 244, 246, 247, 248 and all of Lot 245 in the re-allotment of Fairlawn Reserve Development #3 as recorded in Plat Book 43, Pages 48 to 54, Summit County Records of Plats and bounded and described as follows:

Beginning at the most Northerly corner of said Lot 245; thence South 40 deg. 40' 18" East, a distance of 97.90 feet to an iron pin; thence South 39 deg. 39' 34" East, a distance of 90.12 feet to an iron pin; thence South 47 deg. 20' West, a distance of 3.15 feet to an iron pin; thence South 42 deg. 40' East, a distance of 60.00 feet to an iron pin at the most Easterly corner of Lot #245; thence South 80 deg. 04' 20" West, along the Southeasterly line of said Lots #245 and #244, a distance of 133.19 feet to an iron pin; thence North 30 deg. 02' 07" West, parallel to and 16 feet at right angles from the Northeasterly line of said Lot #244, a distance of 197.26 feet to a point in the Northwesterly line of said Lot #244, which is also the Southerly line of Larchmont Road; thence Northwesterly along the Northwesterly line of Lots #244 and #245, following the arc of a curve to the left (radius 404.67 feet, central angle 11 deg. 36' 55"; chord 81.89 feet) an arc distance of 82.04 feet to the place of beginning as described by Jere G. Medley, Registered Professional Surveyor #4541 in March, 1962. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Ninety-eight Thousand Dollars ($198,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
