By virtue of an Order of Sale No. CV2022 06 1844 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 28TH DAY

OF OCTOBER, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And being known as Lot Number 56 in the Harter Farm Allotment as recorded in Plat Book 17, Page 12, said premises being 40 feet on the South side of Flora Avenue. The property address and tax parcel identification number listed herein are provided solely for information purposes, without warranty as to accuracy or completeness.

Prior Deed Reference: Deed from Valerina M. Morrison and John G. Morrison, to Helen L. Turchin, recorded on 04/01/2009 as Instrument No. 55613010 of Summit County Records.

 

Property located at: 516 Flora Avenue, Akron, OH 44314.

Property appraised at: Sixty Thousand Dollars ($60,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 10th day of November, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
