By virtue of an Order of Sale No. CV2022 03 0974 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the Township of Copley, County of Summit and State of Ohio:

And known as being a part of Lots 35 and 36 in said township and bounded and described as follows:

Beginning at an angle point in the center line of the Akron-Copley Road, said angle point is also the Northwest corner of the Annabelle Allotment as recorded in Book 38, Pages 44-45, Summit County Records of Plats; thence North 52 deg. 29 min. West along road centerline a distance of 179.24 feet to a point and the true place of beginning; thence continuing North 52 deg. 29 min. West, a distance of 13.26 feet to a point; thence North 20 deg. 36 min. East, a distance of 331.20 feet to an iron stake; thence South 74 deg. 6 min. East, a distance of 3 feet to an iron stake; thence South 18 deg. 56 min. West, a distance of 335.4 feet to a point on the centerline of the Akron-Copley Road and the true place of beginning and containing within said boundaries, 0.1197 acres of land, as surveyed in Nov. 1946 by Jesse A. Bonzo, Surveyor.

Beginning at an angle point in the center line of the Ala-on-Copley Road, said angle point is also the Northwest corner of the Annabelle Estates Allotment, as recorded in Plat Book 38, Pages 44-45, Summit County Records of Plats; thence North 52 degrees 29 min. West along the center line of the Akron-Copley Road, a distance of 192.58 feet to a point and the true place of beginning; thence North 52 deg. 29 min. West along road center line, a distance of 135 feet to a point; thence North 36 deg. 03 min. East, 298.6 ft. to an iron stake; thence South 74 deg. 06 min. East, 50 feet to an iron stake; thence South 20 deg. 36 min. West, a distance of 331.20 feet to a point in the center line of the Akron-Copley Road and the true place of beginning and containing within said boundaries 0.647 acres of land, be the same more or less, but subject to all highways. Surveyed April 29, 1946 by Jesse A. Bonzo, Registered Surveyor.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 18th day of November, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
