By virtue of an Order of Sale No. CV2022 05 1601 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

THURSDAY, THE 10TH DAY

OF NOVEMBER, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio:

And being part of Lot 6, South Tract 14, of said township and described as follows:

Beginning at the S.W. corner of said Lot 6 and running thence East a distance of 1122.75 feet on the South line of said lot; thence North a distance of 935.60 feet on the centerline of the proposed Lenty Road to the place of beginning for the land herein described; thence North a distance of 100.00 feet on said centerline; thence East a distance of 550.00 feet; thence South a distance of 100.00 feet; thence West a distance of 550.00 feet to the place of beginning, containing 1.2626 acres. Reserving to the Grantor, the right to record the above described parcel as Lot No. 18 of the Lenty Subdivision, unrecorded.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 25th day of November, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
