By virtue of an Order of Sale No. CV2019 05 1872 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 18TH DAY

OF NOVEMBER, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lot No. 17 of the Wm. J. Hogue Allotment, the plat of which is recorded in Book 4, Page 24 of the Summit County Records of Plats and further bounded and described as follows:

Beginning at the Southwest corner of said Lot No. 17 in the centerline of a 45 foot street known as Thayer Street; thence North along the West line of Lot No 17 and centerline of Thayer Street a distance of 40 feet the true place of beginning of the premises hereby described; thence East and parallel with the South line of the lot, a distance of 134.64 feet to a point in the East line thereof; thence North along the East line of said Lot a distance of 40 feet to a point; thence West and parallel with the South line of the Lot, a distance of 134.64 feet to a point in the West line of the Lot and centerline of Thayer Street; thence South along said West line of the Lot and the centerline of Thayer Street, a distance of 40 feet to the true place of beginning.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 2nd day of December, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
