By virtue of an Order of Sale No. CV2022 03 0798to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being all of Lot No. 365 and parts of Lots Nos. 364 and 366 in the P. T. McCourt Allotment as recorded in Plat Book 34, Pages 44-51 of the records of Summit County Recorder, and bounded and described as follows:

Beginning in the West line of said Lot No. 364 which is also the East line of Ada Street, 7.20 feet North of the Southwest corner of said Lot No. 364; thence South along the West line of said Lot Nos. 364, 365 and 366, which is also the East line of Ada Street, 50.90 feet; thence East parallel to the North line of said Lot No. 366, 111.03 feet to the East line of said Lot No. 365; thence along the East line of said Lots Nos. 366, 365 and 364, 50.90 feet; thence West parallel to the South line of said Lot No. 364, 111.12 feet to the place of beginning.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 24th day of March, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
