By virtue of an Order of Sale No. CV2022 01 0018to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of the Northwest 1/4 Section 12 also known as being the South 180.00 feet of a 3 acre parcel of land now owned by Kevin L. Chamberlin and Diana L. Bassett as recorded in Deed Volume 7323, Page 388 of the Summit County Records more fully bounded and described as follows:

Commencing at the intersection of the centerline of Turkeyfoot Lake Road (S.R. 619) formerly known as Barberton-Alliance Road (60 feet wide) with the West line of said Section 12; thence along said road centerline North 85 deg. 55' 00" East, a distance of 163.18 feet to a point therein and Northwest corner of said 3 acre parcel; thence along the West line of said 3 acre parcel South 05 deg. 07' 51" West, a distance of 549.45 feet to a 5/8 inch I.P. set therein and the true place of beginning for the parcel herein described; thence from the true place of beginning South 84 deg. 20' 33" East, a distance of 155.58 feet to a 5/8 inch I.P. set in the East line of said 3 acre parcel; thence along said West line South 05 deg. 08' 28" West, a distance of 280.00 feet to a point in the North line of Kungle Heights Allotment as shown and recorded in Plat Book 46, Page 47 of the Summit County Records; thence along said North line North 84 deg. 20' 33" West, a distance of 155.53 feet to a point therein; thence along the West line of aforesaid 3 acre parcel North 05 deg. 07' 55" East, a distance of 280.00 feet to the true place of beginning, containing 1.000 acres of land more or less as surveyed by Gaskill and Associates, January, 1987. Be the same more or less, but subject to all legal highways.

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of April, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
