By virtue of an Order of Sale No. CV2022 08 2747to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the Township of Copley, County of Summit and State of Ohio:

Being part of Lot 49 of said township, more fully described as follows:

Beginning at a point on the North line of said lot and in the center line of Stimson Road, which point is S. 86' 21" E., 1655.21 feet from the Northwest corner of said lot; thence continuing on the North line of said lot and road center S. 86' 21' E., 221.76 feet; thence S. 3' 18' 25" W., 325.00 feet; thence N. 86' 21' E., 221.76 feet to the place of beginning. Containing 1.6545 acres and reserving the North 30 feet of said property for road purposes. Subject to the easement for ingress and egress to the property South of the above described parcel, which easement is described as follows:

Beginning at a point on the North line of Lot 49, Copley Township and in the center line of Stimson Road, S. 86' 21' E., 1876.97 feet from the North West corner of said lot; thence S. 3' 18' 25" W., 325.00 feet; thence N. 86' 21' W., 10 feet; thence N. 3' 18' 25" E., 325.00 feet; thence along the center line of Stimson Road, S. 86' 21' E., 10 feet to the place of beginning and subject to all legal highways.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 7th day of April, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
