By virtue of an Order of Sale No. CV2023 06 2128 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 19TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Lot Number Forty-one (41) of Long View Allotment, as recorded in Plat Book 15, Page 8, of plat records of Summit County, Ohio and surveyed and numbered by E. T. Gillen, being the same premises conveyed to Home Owner's Loan Corporation by Sheriff's Deed dated the 31st day of July, 1939 and recorded in Volume 1791, Pages 649-650 of Summit County Deed Records.

Prior Deed Reference: Deed from Billy M. Townsend and Georgia I. Townsend and Jack Lee Townsend, to Jeanette Smith, recorded on 12/31/2001 as Instrument No. 54640867 refiled 01/30/2002 as Instrument No. 54654097 of Summit County Records.

 

Property located at: 685 Longview Ave., Akron, OH 44307.

Property appraised at: Forty-five Thousand Dollars ($45,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 3rd day of May, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
