By virtue of an Order of Sale No. CV2023 08 3015 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 26TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following real property situated in the City of Akron, County of Summit and State of Ohio and known as being a part of Tract No. 1, formerly in Springfield Township and now in said City of Akron and more fully described as follows, to wit:

Commencing at an iron pipe at the Southeast corner of Lot Number 3 of the Emlyn Town Lots as recorded in Plat Book 2, Page 15 and thence along the East line of said allotment N. 3 deg. 51 minutes 40 seconds E., 62.71 feet to the center of a proposed 40 feet street; thence along the center line of said proposed street, 9.86 deg. 46 minutes 20 seconds E., 746.88 feet to the true beginning point of land to be hereinafter described; thence continuing along said street center, S. 86 deg. 46 minutes 20 seconds E., 92.13 feet to a point; thence S. 3 deg. 51 minutes 40 seconds W., 472.81 feet to an iron pipe set on the North line of Brewster-Zopp Eline Park as recorded in Plat Book 38, Pages 46 to 48; thence along said allotment line, N. 86 deg. 46 minutes 20 seconds West, 92.13 feet to an iron pipe; thence N. 3 deg. 51 minutes 40 seconds E., 472.81 feet to the place of beginning and containing 1.0 acres of land as surveyed in August 1937 by Cahres and Kingsley, Surveyors. Excepting from the above described premises a parallel strip of land 20.0 feet in width off the North side to be used in common with others for street or road purposes only.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00). 

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of May, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
