By virtue of an Order of Sale No. CV2023 05 1722to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known as being Unit #1, Building "A", in East Bath Woods Condominium as shown by the Declaration of Condominium recorded in Volume 562, Page 325-356 and by the drawings recorded in Plat Cabinet "F", Slides 629 to 639 and as amended by the 1st Amendment as recorded in Plat Cabinet "F", Slides 728 thru 744 and as amended by the 2nd Amendment as recorded in Plat Cabinet "F", Slides 986 to 994 and as amended by the 3rd Amendment as recorded in Plat Cabinet "G", Slides 266 to 274 and as amended by the 4th Amendment as recorded in Plat Cabinet "G", Slides 421 to 426 and as amended by the 5th Amendment as recorded in Plat Cabinet "G", Slides 478 to 496, of Summit County Records, and having an undivided interest in said Condominium, be the same more or less but subject to all legal highways.

Deed Reference Number: Dated March 9, 2001, filed March 15, 2001, recorded as Instrument Number 54521294, Summit County, Ohio records.

 

Property located at: 3368 Bristol Lane, Cuyahoga Falls, OH 44223.

Property appraised at: Two Hundred Twenty-five Thousand Dollars ($225,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 24th day of May, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
