By virtue of an Order of Sale No. CV2023 07 2347 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being part of Tract 7 in said township and more fully described as follows:

Beginning at an iron pipe found at the intersection of the South line of Enright Avenue (50 feet wide) with the West line of Fristch Avenue (50 feet wide); thence S. 4 degrees 34 minutes W., along the said West line of Fristch Avenue, 100.00 feet to an iron pipe set; thence N. 85 degrees 26 minutes W., parallel to the South line of said Enright Avenue, 169.94 feet to an iron pipe set; thence N. 4 degrees 34 minutes E., 100 feet to an iron pipe set in the South line of said Enright Avenue; thence S. 85 degrees 26 minutes E., along the said South line of Enright Avenue, 169.94 feet to the place of beginning and containing, as surveyed in February 1994 by Swigart & Moore, 0.3901 of an acre of land.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00). 

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 24th day of May, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
