By virtue of an Order of Sale No. CV2017 11 4798 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 21ST DAY

OF DECEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lot Twenty-two (22) of the Tallmadge Meadows Allotment as recorded in Plat Book Seventeen (17), Page Thirty-seven (37) of Summit County Records of Plats and bounded and described as follows:

Beginning at the iron pin set in the West line of said Lot Twenty-two (22), two hundred (200) feet Northwesterly, from the Southwest corner of said lot; thence Northwesterly along the lot line one hundred (100) feet to an iron pin; thence Northeasterly parallel to the Akron-Tallmadge Road and three hundred (300) feet distance therefrom, one hundred and thirty-two (132) feet to an iron pin; thence Southeasterly along Chapman Drive, one hundred (100) feet to an iron pin; thence Southwesterly parallel to the Akron-Tallmadge Road and two hundred (200) feet distance therefrom, one hundred and thirty-two (132) feet to the place of beginning, and containing 0.303 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 4th day of January, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
