Situated in the City of Cuyahoga Falls, formerly the Township of Northampton, County of Summit and State of Ohio, and known as all that certain lot, piece or parcel of land situate, lying and being in the City of Cuyahoga Falls, formerly the Township of Northampton, County of Summit and State of Ohio, known as part of Lot Number Seven West of the Cuyahoga River, and more particularly described as follows:

Beginning at the Southwest corner of Lot 7; thence Easterly along the Southerly line of Lot 7 West of the river 1947.50 feet to a point; thence North 37 degrees 17 minutes West, 105 feet to a point; thence North 46 degrees 40 minutes West, 285 feet to a point; thence North 29 degrees 04 minutes West, 164 feet to a point in the center line of the Bath-Stow Road and the true place of beginning; thence South 29 degrees 04 minutes East, along lands of A. Evans, 164 feet to a point; thence South 46 degrees 40 minutes East, along lands of said A. Situated in the City of Cuyahoga Falls, (formerly Northampton Township, County of Summit, State of Ohio and known as being part of O.L. 7 West of the Cuyahoga River in said township and more fully described as follows:

Commencing at the center line intersection (S.P. Coord. N-545f, 657, 6425 E-2, 251, 289.7759) of Yellow Creek Road (60 feet wide) and Sand Run Road (60 feet wide) (witness a found) iron pipe North 00 degrees 04 minutes 30 seconds West, 3.75 feet; thence North 00 degrees 04 minutes 05 seconds West, a distance of 28.81 feet to the South line of said O.L. 7 (witness a led center monument found at the Southwest corner of said O.L. 7, South 89 degrees 56 minutes 54 seconds West, 24.30 feet); thence along said South line, North 89 degrees 56 minutes 54 seconds East, a distance of 284.11 feet to the Northwest corner of a parcel of land belonging to. R. W. and R. E. Said parcel contained 0.9624 acres of land of which 0.3467 acres is in roadway as surveyed by Gerald G. Greissing, Registered Surveyor No. 5746 in January, 1989 and is subject to all legal highways, and easements of record. Basis for bearings is the Ohio State Plane Coordinate System, North Zone. Property appraised at: Two Hundred Fifty-five Thousand Dollars ($255,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 8th day of March, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
