By virtue of an Order of Sale No. CV2018 12 4934 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 26TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Known as being part of lots numbered Thirty-eight (38) and Thirty-nine (39) in an allotment made for Ferdinand Schumacher, the plat of which is recorded in the recorder's office of Summit County, Ohio, in Plat Book 5, Pages 12 and 13, bounded and described as follows, to-wit:

Beginning at the Northwest corner of said Lot Number Thirty-nine (39), which is the intersection of the East line of Madison Avenue with the South line of Garth Avenue; thence South along the West line of said Lot Number Thirty-nine (39), which is also the East line of Madison Avenue, sixty-nine and nine hundred five thousandths (69.905) feet; thence East parallel to the North line of said Lots Number Thirty-nine (39) and Thirty-eight (38), one hundred (100) feet; thence North parallel to the West line of said Lot Number Thirty-eight (38), sixty nine and nine hundred five thousandths (69.905) feet to a point in the North line of said Lot Number Thirty-eight (38) and the South line of Garth Avenue; thence West along the North line of said numbered Thirty-eight (38) and thirty-nine (39) which is also the South line of Garth Avenue, one hundred (100) feet to the place of beginning.

Deed Reference Number: Dated June 14, 1995, filed July 19, 1995, recorded as Official Records Volume 1969, Page 331, as re-recorded on August 10, 1995, as Official Records Volume 1985, Page 146, Summit County, Ohio records.

 

Property located at: 627 & 629 Madison Avenue, Akron, OH 44320.

Property appraised at: Forty-five Thousand Dollars ($45,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 10th day of May, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
