By virtue of an Order of Sale No. CV2018 12 5105 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being part of the Original Lot No. 76 of Norton Township and described as follows:

Beginning at the intersection of the West line of said Lot No. 76 and the center of Wooster Road, W. and extended Westerly; thence N. 77 deg. 30 feet E. a distance of 836.83 feet on the above centerline of Wooster Road, West; thence South 11 deg. 07' E., a distance of 30.01 feet to a point on the Southerly line of said Wooster Road, which point is the place of beginning for the land herein described; thence S. 11 deg. 07' E. a distance of 141.48 feet; thence N. 88 deg. 05' 50" E. a distance of 50.61 feet; thence N. 11 deg. 07' W. a distance of 143.77 feet to a point on the road line; thence S. 77 deg. 30' West a distance of 50.61 feet on the road line to the place of beginning.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 24th day of May, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
