By virtue of an Order of Sale No. CV2014 07 3363 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots Number Thirty (30) and Thirty-one (31) of the Park Allotment, as surveyed by Charles W. Pratt, Surveyor and Civil Engineer, recorded in Plat Book 8, Page 16 of the records of Summit County, being more particularly described as follows:

Beginning at point in the Southwesterly line of Oakdale Avenue and in the Northeasterly line of Lot Number Thirty-one (31) and five (5) feet Southeasterly from the most Northerly corner of Lot Number Thirty-one (31); thence Northwesterly forty-five (45) feet along said street line and along the Northwesterly lines of Lots Numbers Thirty-one (31) and Thirty (30) to a point forty (40) feet Northwesterly from the Southeasterly corner of Lot Number Thirty (30); thence Southwesterly one hundred forty-two and seventy-seven hundredth (142.77) feet along a line parallel to the Northeasterly line of Lot Number Twenty-nine (29) of the above mentioned allotment to a point in the Southwesterly line of Lot Number Thirty (30), fifty-five and fifty-four hundredths (55.54) feet Northwesterly from Southwesterly corner of said Lot Number Thirty (30); thence Southeasterly forty-seven and one hundredths (47.01) feet along said Southwesterly line of said Lot Number Thirty (30) to a point eight and fifty-three hundredths (8.53) feet Northwesterly from the Southwesterly corner of said Lot Number (30); thence Northeasterly one hundred twenty-six and nine hundredths (126.09) feet to the point of place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 24th day of May, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
