By virtue of an Order of Sale No. CV2018 01 0243 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 6TH DAY

OF JULY, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio and known as being a part of Lot 28 of said Original Norton Township and bounded and described as follows:

Beginning at the Northeast corner of Lot 28 and running thence West 550.00 feet on the lot line; thence South 26 degrees 28' West, 1535.54 feet to the place of beginning for the land to be conveyed; thence running West 1208.06 feet to a point on the center line of Clark Mill Road; thence South 26 degrees 46' West, 192.46 feet on the center line of said road; thence East 1209.19 feet; thence North 26 degrees 28' East, 191.96 feet to the place of beginning, containing 4.769 acres of land, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated March 7, 2003, filed March 18, 2003, recorded as Instrument Number 54840526, Summit County, Ohio records.

 

Property located at: 3117 Clark Mill Road, Norton, OH 44203.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 20th day of July, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
