By virtue of an Order of Sale No. CV2018 10 4439 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 13TH DAY

OF DECEMBER, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being Unit Number 1030 (Building 4) in the Hampton Woods Condominium, according to the declaration of condominium ownership for Hampton Woods Condominium, recorded October 12, 1977, in Volume 6016, Page 493, Summit County Records (accompanying drawings recorded in Plat Book 106, Page 32) together with the undivided percentage interest in the common areas and facilities appurtenant to said unit as set forth in said declaration and the drawings accompanying same as subsequently amended, most recently by Amendment No. 9 recorded in Volume 6529, Page 389, Summit County Records and the drawings accompanying same recorded in Plat Book 126, Page 1.

Property located at: 1030 Hampton Ridge Drive, Bldg. 4, Unit 1030, Akron, OH 44313.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 27th day of December, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
