By virtue of an Order of Sale No. CV2019 01 0416 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 20TH DAY

OF DECEMBER, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of Unit No. 576 of Pine Mill Ridge Condominium Estates #3, Phase 3 and 4 as defined in the declaration of condominium ownership recorded in Volume 7234, Page 239, with amendment adding Phase 3 and 4 recorded in Volume 7450, Page 731 and by the drawings for said condominium recorded in Plat Cabinet B, Slide 367 and amended adding Phase 3 and 4, as recorded in Plat Book C, Slide 286, Summit County Records, together with the undivided percentage in the common area and facilities as defined in said declaration and drawings as amended, and the exclusive use of Garage Unit G-576.

 

Property located at: 576 Meredith Lane, Cuyahoga Falls, OH 44223.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of January, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
