By virtue of an Order of Sale No. CV2019 06 2000 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit, State of Ohio:

And known as being part of Lot No. 11 of Original Tallmadge Township, and bounded and described as follows:

Beginning at a point in the Westerly line of South Avenue (aka Darrow Road), which point is South 1 deg. 26' West, 946.89 feet from the North line of Lot No. 10, Tract 10 of Original Tallmadge Township as measured along the Westerly line of South Avenue and 40 feet from the center line thereof, said point of beginning also being the Northwest corner of Van Evera Road and South Avenue; thence South 88 deg. 34' East, 80 feet to a point in the Easterly line of South Avenue; thence North 1 deg. 26' East on the Easterly line of South Avenue, 158.06 feet to the Northerly line of Ferguson Avenue; thence South 88 deg. 49' East, 934 feet to an iron pin which is the Northeast corner of Ferguson Drive and an unnamed street bearing Northerly and Southerly; thence North 1 deg. 26' East on the Easterly line of said unnamed street a distance of 219.105 feet to the true place of beginning; thence continuing North 1 deg. 26' East, a distance of 219.105 feet to a point; thence South 88 deg. 47' East, 110 feet; thence South 1 deg. 26' West, a distance of 219.07 feet to an iron pin; thence North 88 deg. 48' West, a distance of 110 feet to an iron pin in the Easterly line of said unnamed street and the place of beginning. Excepting and reserving therefrom the following parcel of land deeded to the City of Tallmadge be deed recorded in Volume 4167 at Page 437 of Summit County Record of Deeds:

Commencing at a point in the Northwest corner of the parcel above described; thence South 88 deg. 47' East in the Southerly line of Strecker Drive 19.92 feet to a point of Tangency; thence in a Westerly and Southerly direction on the arc of the curve to the left, (said arc having a radius of 20 feet; central angle 89 deg. 47'; arc length 31.34 feet; chord length 28.23 feet; tangent length 19.92 feet), 31.34 feet to a point in the Easterly line of the above unnamed street; thence North 1 deg. 26' East in the Easterly line of said unnamed street 19.92 feet to the point of beginning and containing 85 square feet of land to be used for street purposes.

 

Property located at: 102 Strecker Drive, Tallmadge, OH 44278.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 26th day of June, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
