By virtue of an Order of Sale No. CV2019 12 4609 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 12TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And described as follows:

A part of Lots 38 and 39 in the Tallmadge Meadows Allotment, of record in Summit County Recorder's Plat Book 17, Page 37 and more fully described as follows:

Beginning at an iron pipe which is 200 feet East of the Northwest corner of Lot 38; thence South and parallel to the West line of Lots 38 and 39, a distance of 360 feet, more or less, to an iron pipe in the South line of Lot 39, which is also the North line of Chapman Drive; thence East along the South line of Lot 39, a distance of 80 feet to an iron pipe; thence North and parallel to the West line of Lots 38 and 39, a distance of 350 feet, more or less, to an iron pipe in the North line of Lot 38; thence West along the North line of Lot 38, a distance of 80 feet to an iron pipe and the place of beginning.

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
