By virtue of an Order of Sale No. CV2019 12 4648 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Richfield, County of Summit and State of Ohio:

And known as being part of the Original Lot 9, Tract 2 (Richfield Township) Township 4 North, Range 12 West, Connecticut Western Reserve and being the Easterly part of a 1/2 acre of land now owned by Jerome R. and Angeline Mirman as recorded in Reception Number 54088360 of the Summit County Recorders Records and being bounded and described as follows:

Commencing at a monument box found at the intersection of the centerline of Broadview Road with the centerline of West Streetsboro Road; thence North 88 deg. 50' 00" East, 722.22 feet along the centerline of said West Streetsboro Road to the true point of beginning, witnessed by a 1/2 inch crimped pipe found at South 00 deg. 24' 20" East, 29.50 feet; thence North 88 deg. 50' 00" East, 49.83 feet continuing along the centerline of said West Streetsboro Road to a point, witnessed by a 1/2 inch inside diameter pipe found at South 00 deg. 09' 18" West, 29.44 feet and a 1-1/4 inch solid iron bar found at South 00 deg. 09' 42" East, 29.49 feet; thence South 00 deg. 40' 00" East, 220.00 feet along the Westerly line of a 8.1551 acre parcel now owned by Linda and Richard D. Dorony to a 5/8 inch rebar with the "Laurila & Associates" cap set, witnessed by a 3/4 inch bar found at North 84 deg. 06' 03" West, 4.16 inches; thence South 88 deg. 50' 00" West, 49.83 feet parallel with the centerline of said West Streetsboro Road to a 5/8 inch rebar with "Laurila & Associates" cap set; thence North 00 deg. 40' 00" West, 220.00 inches to the true point of beginning, passing through a 5/8 inch rebar with "Laurila & Associates" cap set at a distance of 190.00 feet. The above described parcel contains 0.252 acres total of which 0.034 acres are in the right of way according to a map of survey prepared by Harold L. Laurila, P.S. No. 5957 of Laurila Surveying on October 30, 1998. The basis of bearings is North 88 deg. 50' 00" East, the centerline of Streetsboro Road per OR Volume 2074, Page 1230. Be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-seven Thousand Dollars ($87,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 10th day of July, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
