By virtue of an Order of Sale No. CV2019 05 1756 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 1ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio:

And known as being Unit 51 together with the individual interest in common area facilities appertaining to said unit of Hudson Common Condominiums as shown by the drawings recorded in Plat Book Volume 114, Pages 22-79, inclusive of the Summit County recording and further described in Deed Book Volume 6243, Page 233 of Summit County Records being the same more or less but subject to all legal highways.

Deed Reference Number: Dated July 3, 2018, filed July 5, 2018, recorded as Instrument Number 56395628, Summit County, Ohio records.

 

Property located at: 51 Hudson Common Drive, Hudson, OH 44236.

Property appraised at: Two Hundred Four Thousand Dollars ($204,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 15th day of May, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
