Beginning in the center line of Briner Avenue, N. 88 deg. 11 min. 02 sec. W., four hundred twenty four and seventy three hundredths (424.73) feet from the center line intersection of Alaho Street, as recorded on the street dedication plat, which is recorded in the Recorder's Office of Summit County, Ohio, in Plat Book 40, Pages 23 to 26; thence N. 2 deg. 00 min. E., twenty five (25) feet to the North line of Briner Avenue, and true place of beginning of parcel to be described; thence N. 2 deg. 00 min. E., one hundred fifty (150) feet; thence S. 88 deg. 11 min. 02. sec. E., fifty six (56) feet; thence S. 2 deg. 00 min. W., one hundred fifty (150) feet to the North line of Briner Avenue; thence N. 88 deg. 11 min. 02 sec. W., along the North line of Briner Avenue to the true place of beginning and containing 0.19284 of an acre of land, and being the South half of premises described in Torrens Certificate No. 30981, as determined in April, 1958 by George L. Ehrman, Registered Surveyor.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
