By virtue of an Order of Sale No. CV2017 02 0590to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 30TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Richfield, County of Summit and State of Ohio:

And known as being part of Lot 20 in Tract 1 and part of Lots 3 and 4, Tract 4, Village of Richfield, more particularly described as follows:

Beginning at the intersection of the center line of Brush Road with the center line of Brecksville Road (formerly known as Cleveland Massillon Road); thence Southerly along the center line of said Brecksville Road 810 feet to a point at the true place of beginning of the parcel herein described; thence North 86 degrees 53 minutes West, 1305 feet to a point in the Easterly line of the property conveyed to Richard Wistedt; thence South 4 degrees 15 minutes West, 320 feet to a point; thence South 86 degrees 53 minutes East, 1240 feet to a point in the center line of Brecksville Road; thence along the center line of said road approximately 330 feet to the place of beginning and containing approximately 9.3 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: Two Hundred Fifty-two Thousand Dollars ($252,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of November, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
