By virtue of an Order of Sale No. CV2019 05 1933to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being all of Lot 4 and 5 in the Wilson and Doran Allotment as recorded in Plat Book 11, Page 27, of Summit County Records.

Excepting therefrom the following described premises:

Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Lot 4 in the Wilson & Doran Allotment, Plat Book 11, Page 27, of the Summit County Record of Plats and being a corner rounding needed for sidewalk purposes more fully described as follows:

The true place of beginning being the Southeasterly corner of said Lot 4; thence Southwesterly along the Northerly line of Copley Road (60' R/W), S. 87 deg. 35' 59" W. (Grid bearing, Ohio Coordinate System), 9.63 feet to a point of curve; thence Northeasterly through Lot 4 and along the arc of a circle curving to the left (central angle 87 deg. 52' 00", radius = 10.00', chord = 13.88', chord bearing = N. 43 deg. 40' 00" E.), 15.34 feet to the Westerly line of Grace Avenue (40' R/W); thence Southeasterly along the Westerly line of Grace Avenue S. 0 deg. 16' 00" E., 9.63 feet to the true place of beginning for the land hereinbefore described and containing 20 square feet of land as surveyed by the City of Akron, Bureau of Engineering in February, 1993.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of February, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
