By virtue of an Order of Sale No. CV2011 08 4496to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 5TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And known as being part of Lot Number 54 of said city, commencing for the same at a point on the North line of said lot which point is South 89 deg. 10' 626.2 feet from the North West corner of said Lot No. 54 and in center of road extending from Barberton, Ohio to Wadsworth Ohio; thence South 00 deg. 22' West, 714.1 feet to an iron pipe; thence South 50 deg. 17' East, 194.25 feet; thence North 00 deg. 56' East, 835.8 feet to the North line of said Lot No. 54; thence North 89 deg. 10' West, 158 feet on the lot line and center of the Wadsworth and North Norton Center Road to the place of beginning, containing 2 - 3/4 acres of land, subject, however, to the sewer rights across said premises as shown of record, for the use and benefit of the remaining lands of decedents Grantors, and a parcel of land sold by them, lying immediately East of the above described premises, all persons using said sewer to share equally in the maintenance and repair of the same and to use septic tanks and not permit solids of any kind to enter or pass though said sewer.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 19th day of February, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
