By virtue of an Order of Sale No. CV2020 11 3204 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 9TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio and known as being a part of Tract 11 in said township and more fully described as follows:

Beginning at the intersection of the center line of Hinman Road, formerly Glenmount Avenue, with the center line of the said Swartz Road; thence South 60 deg. 00' East along the centerline of said Swartz Road, a distance of 665.00 feet to its intersection with the center line of Penguin Avenue (an undedicated 50 foot street); thence North 30 deg. 00' East along the center line of said Penguin Avenue, 174.07 feet to an angle point therein; thence North 0 deg. 30" East continuing along the center line of said Penguin Avenue, a distance of 343.38 feet to the true place of beginning of the parcel of land to be hereby described; thence South 89 deg. 39' 30" East, a distance of 300 feet to a point; thence North 0 deg. 20' 30" East, a distance of 100 feet to a point; thence North 89 deg. 39' 30" West, a distance of 300 feet to a point in the center line of Penguin Avenue; thence South 0 deg. 20' 30" West along the center line of said Penguin Avenue, a distance of 100 feet to the place of beginning, containing 0.688 acres of land, more or less. (Also called Lots #42 and 43 in the I. B. Hinman Allotment, unrecorded.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
