By virtue of an Order of Sale No. CV2019 12 4602 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 24TH DAY

OF SEPTEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being all of Lots 66 and 67 in the Barberton's Realty Company's Allotment as recorded in the Plat Book 8, Page 27 of the records of Summit County, Ohio. Excepting therefrom, however, the following parcel:

A part of Lot 66 of the Barberton Realty Company Allotment as recorded in Plat Book 8, Page 27, Summit County Records and described as follows:

Beginning at the Northwesterly corner of said Lot 66; thence Southeasterly a distance of 74.00 feet along the Northerly line of said Lot 66; thence Southwesterly a distance of 45 feet parallel with the Easterly line of said Lot 66; thence Northwesterly a distance of 88.94 feet along the Southerly line of said Lot 66; thence Northeasterly a distance of 47.41 feet along the Westerly line of said Lot 66 to the place of beginning.

 

Property located at: 144 Elmwood Avenue, Barberton, OH 44203.

Property appraised at: Twelve Thousand Dollars ($12,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 8th day of October, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
