By virtue of an Order of Sale No. CV2021 04 1273to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

The following described premises, situated in the City of New Franklin, County of Summit and State of Ohio:

And known as being a part of the Northwest quarter of Section No. Twenty-six (26), in said township and more fully described as follows, to wit:

Commencing at the intersection of the East line of said Northwest quarter of Section No. Twenty-six (26) and the center line of Howard St. (also known as the Clinton-Greensburg Road) and thence along the centerline of said Howard St., S. Sixty-nine degrees (69 deg.) Two minutes (02') W., 152.16 feet to an angle in said street, center; thence continuing along said street center, S. Seventy-one degrees (71 deg.), Thirty-six minutes (36') W., 40.02 feet to the true place of beginning of land to be herein described; thence along the Westerly line of a triangular parcel of land as deeded to J. T. & D. M. O'Connor and described in Deed Volume 2104, Page 587 and said line extended Southerly, South Seven degrees (7 deg.) Forty-five minutes (45') East, 200.0 feet to an iron pipe; thence South Seventy-one degrees (71 deg.) Twenty-six minutes (26') West, 100.0 feet to an iron pipe; thence North Seven degrees (7 deg.) Forty-six minutes (46') West, 200.29 feet to the center line of said Howard Street (an iron pipe is S. Seven degrees (7 deg.) Forty-six minutes (46') E., 30.52 feet from this point); thence along said street center, North Seventy-one degrees (71 deg.) Thirty-six minutes (36') East, 100.0 feet to the place of beginning (an iron pipe is S. Seven degrees (7 deg.) Forty-five minutes (45') E., 30.53 feet from this point) and containing 0.451 of one acre of land as surveyed October 9, 1944 by Gehres & Kingsley, Surveyors but subject to all legal highways.

Deed Reference Number: Dated May 10, 1995, filed May 12, 1995, recorded as Official Records Volume 1927, Page 1272, Summit County, Ohio records.

 

Property located at: 856 W. Nimisila Road, New Franklin, OH 44319.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 8th day of October, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
