By virtue of an Order of Sale No. CV2021 09 2954 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Original Tract 5, formerly Springfield Township, and more fully described as follows:

Beginning at a point known as being the Northwesterly corner of Lot 162 in the Eastgate Heights Allotment No. 2, as recorded in Plat Book 56, Pages 25 and 26 of the Summit County Record of Plats; thence S. 03 deg. 05' 30" W., along the Westerly line of said Lot 162, a distance of 120.00 feet to a point known as being the Southwesterly corner of said lot; thence N. 86 deg. 54' 30" W., along the Westerly projection of the Southerly line of said Lot 162, a distance of 135.0 feet to a point on the Easterly line of a 60 foot wide street known as Hilbish Avenue; thence N. 03 deg. 05' 30" E., along the Easterly line of said Hilbish Avenue, a distance of 110.00 feet to a point of curve; thence Northeasterly following the arc of a curve bearing to the right and having a central angle of 90 deg., a radius of 10.00 feet, a tangent distance of 10.00 feet, a chord of 14.14 feet and an arc length of 15.71 feet to a point on the Southerly line of Daniels Avenue as shown on the said recorded plat of Eastgate Heights Allotment No. 2; thence S. 86 deg. 54' 30" E., along the Southerly line of said Daniels Avenue, a distance of 125.00 feet to the place of beginning and containing an area of 0.3714 acres as determined in July 1977 by Emmet J. McDonald, Registered Surveyor No. 3438, but subject to all legal highways and restrictions and easements of record.

Property appraised at: One Hundred Ninety-two Thousand Dollars ($192,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
