By virtue of an Order of Sale No. CV2022 03 0643 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of New Franklin, County of Summit and State of Ohio:

Known as being all of Lot No. 99 and part of South Street vacated of the Manchester Village plat as recorded in Plat Book Transcribed Records Page 25 of the records of plats of Summit County and part of the Northwest Quarter of Section 26 of said Franklin Township and is bounded and described as follows, to-wit:

Beginning at an iron pipe set at the Southeast corner of said Lot No. 99 and in the Westerly line of Akron-Massillon Road; thence North 20 degrees West 70 feet along the Easterly line of said Lot No. 99 and the Westerly line of said Akron-Massillon Road; thence South 70 degrees West, 402.05 feet along a line parallel with and distant 10 feet Northerly from the Northerly line of said Lot 99 to an iron pin in the Easterly line of the cemetery property; thence South 18 degrees 33' East, 142.37 feet along the Easterly line of said cemetery property to an iron pipe set at the Southeasterly corner of the cemetery property; thence North 28 deg. 00' East, 76.15 feet to an iron pin; thence North 3 degrees 22' East, 23.60 feet to an iron pin; thence North 70 degrees East, 179.40 feet to an iron pipe set at the Southwesterly corner of said Lot No. 99; thence North 70 degrees East, 160 feet along the Southerly line of said Lot No. 99 to the place of beginning and contains all of Lot No. 99 and the South 10 feet of South Street of said Manchester Village plat and .4807 acres of unplatted land in the Northwest quarter of Section No. 26.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 5th day of August, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
