By virtue of an Order of Sale No. CV2022 03 0684 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Green, now the City of Green, County of Summit and State of Ohio:

And known as being a part of the Southeast Quarter of Section No. 20 in said township and more fully described as follows:

Beginning at an iron pipe in the South line of said section which is N. 69 deg. W., along said section line 1325.28 feet from a tile pipe at the Southeast corner of said section; thence N. 89 deg. W., along said section line 329.63 feet to an iron pipe; thence N. 0 deg. 50' E., 627.67 feet to a point in the center line of the Clinton-Greensburg Road; thence S. 77 deg. 47' E., along said center line 336.24 feet to a point and thence S. 0 deg. 30' W., 561.96 feet to the place of beginning and containing as surveyed April 23, 1943 by S. G. Swigart and Son, 4.50 acres of land, be the same more or less, but subject to all legal highways.

Iron pipes are set at the East and West lines of the above described parcel at their intersections with the Southerly line of said road being S. 0 deg. 50' W., 30.60 feet from the Northeast and Northwest corners.

EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PREMISES:

Beginning at an iron pipe in a tile pipe found at the Southeast corner of said Section No. 20 and thence N. 89 deg. 00' 00" W., along the South line of said Section No. 20, a distance of 1654.91 feet to an iron pipe found at the Southwest corner of a parcel of land now or formerly owned by Michael A. and Eleanor E. McDonnell as recorded in Volume O.R. 117, Page 993, Summit County Records of Deeds; thence N. 00 deg. 50' 00" E., along the West line of said McDonnell land, a distance of 277.24 feet to an iron pin set and the true place of beginning; thence continuing N. 00 deg. 50' 00" E., along the West line of said McDonnell land, a distance of 350.13 feet to a point in the center line of E. Nimisila Road, County Highway No. 329, (60.00 feet wide) an iron pin was found S. 00 deg. 50' 00" W., a distance of 30.60 feet from said point; thence S. 77 deg. 47' 00" E., along the Northerly line of said McDonnell land and the centerline of said E. Nimisila Road, a distance of 102.01 feet to a point; thence S. 00 deg. 50' 00" W., crossing over an iron pin set at 30.60 feet, a distance of 330.00 feet to an iron pin set; thence N. 89 deg. 10' 00" W., a distance of 100.00 feet to the true place of beginning and containing 0.781 acres of land, be the same more or less, but subject to all legal highways, as surveyed by Fred H. Bliss, Registered Surveyor No. 4669, September, 1988.

Property appraised at: Three Hundred Thirty Thousand Dollars ($330,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 2nd day of September, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
