By virtue of an Order of Sale No. CV2015 07 3426 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 31ST DAY

OF MARCH, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And known as being part of Lot No. 24 of said township, described as follows:

Beginning at a point on the East line of said Lot No. 34, which point is South 3 degrees 45 minutes West, 1969.68 feet from the intersection of said lot line with the centerline of Lakeland Drive of Orchard Hill Allotment as recorded in Book 33, Pages 68-71 of Summit County Records of Plats; thence running South 3 degrees 45 minutes West, 76.21 feet on the lot line; thence North 86 degrees 15 minutes West, 285.76 feet to a point; thence North 3 degrees 45 minutes East, 76.21 feet to a point; thence South 86 degrees 15 minutes East, 285.76 feet to a point, the place of beginning, containing one-half acre. Be the same more or less, but subject to all legal highways.

Property appraised at: Sixty Thousand Dollars ($60,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of April, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
