By virtue of an Order of Sale No. CV2015 06 3031 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 12TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Mogadore, County of Summit and State of Ohio:

And known as being part of Lot No. 19, Tract 8, formerly Springfield Township, further bounded and described as follows:

Beginning at a point and the Southwest corner of Lot 19 witnesses as 8" x 9" x 8" high stone with cuts and drill hole found leaning South this survey, a distance of 0.44 feet South from the original monumented position; thence Azimuth 90 deg. 09' 15" along the South line of Lot No. 19, a distance of 198.88 feet to a No. 5 rebar with I.D. Cap No. 6541 set flush this survey and the true place of beginning herein to be described; thence Azimuth 01 deg. 04' 09" through the Grantors land, a distance of 75.00 feet to a No. 5 rebar with I.D. Cap No. 6541 set flush this survey; thence Azimuth 90 deg. 09' 15", a distance of 180.00 feet to a point in the centerline of Meadowridge Road, 60 feet wide (witness a No. 5 rebar with I.D. Cap No. 6541 set flush this survey, Azimuth 270 deg. 09' 15", a distance of 30.00 feet to a point described; thence Azimuth 181 deg. 04' 09" along the centerline of Meadowridge Road, a distance of 75.00 feet to a point on the South line of Lot No. 18 (witness a P.K. nail found 0.03 feet South and 0.02 feet West of said point described this survey); thence Azimuth 270 deg. 09' 15" passing over an axle found 2" deep, this survey at 30.00 feet from centerline, a total distance of 180.00 feet to the place of beginning.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of May, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
