Beginning at a cross in the pavement in the center line of Manchester Road (S.R. 93) which is South 10 deg. 30' West along said center line 239.59 feet from the cross in the pavement at the intersection of said center line with the North line of said Section 26; thence South 10 deg. 30' West along said center line 65.00 feet to a point; thence South 88 deg. 30' West, 180.00 feet to a point; thence North 10 deg. 30' East, 65.00 feet to a point; thence North 86 deg. 30' East, 180.00 feet to the true place of beginning, as surveyed by S. G. Swigart and Sons of Akron, Ohio. Subject to restrictions, highways and zoning regulations of record.

Beginning at the Northwest corner of said Section 26; thence South 87 deg. 30' East, a distance of 935.68 feet on the section line; thence South 11 deg. 37' West, a distance of 91.35 feet to the place of beginning for the land herein described; thence South 11 deg. 37' West, a distance of 212.20 feet; thence South 87 deg. 07' East, a distance of 108.49 feet; thence North 10 deg. 08' East, a distance of 65.00 feet; thence South 89 deg. 09' East, a distance of 180.34 feet to a point on the center line of the Manchester Road; thence North 10 deg. 06' East, a distance of 118.79 feet on the center line of the road to a point which is South 10 deg. 08' West, a distance of 122.73 feet from the intersection of said line with the North line of said Section 26; thence North 87 deg. 42' 18" West, a distance of 181.11 feet; thence North 10 deg. 37' East, a distance of 32.00 feet; thence North 87 deg. 23' West, a distance of 102.50 feet to the place of beginning. Beginning at a boat spike set at the intersection of the center line of Manchester Road with the North line of said Northwest quarter of Section 26; thence North 87 deg. West along the North line of said Northwest quarter of Section 20, a distance of 282.50 feet to the Northwest corner of land conveyed to Walter C. and Alma M. Lightfritz by deed recorded in Volume 1724, Page 452 of the records of Summit County; thence South 10 deg. 33' West, parallel with the center lined said Manchester Road and along the West line of said Lightfritz land, a distance of 91 feet to the Southwest corner of said Lightfritz land and the true place of beginning of the premises hereby intended to be conveyed; thence South 87 deg. East along the South line of said Lightfritz land and parallel with the North line of said quarter section, a distance of 102.50 feet to a point; thence South 10 deg. 33' West parallel with the center line of said Manchester Road and along the West line of said Lightfritz land, a distance of 32 feet to the Southwest corner of said Lightfritz land; thence North 87 deg. West parallel with the North line of said Northwest quarter of Section 26, a distance of 102.50 feet to a point; thence North 10 deg. 33' East parallel with the center line of said Manchester Road, a distance of 32 feet to the true place of beginning, as surveyed July 21, 1958 by Dan P. Dowling, Registered Surveyor.

Also conveying to the Grantees the right to use the "septic tank or tank and sewer as reserved in the deed from the Grantor herein to the East Franklin Local Board of Education, which deed is recorded in Vol. 2884, Page 300. The Grantor herein certified that the premises herein conveyed include the "dwelling house now occupied by the Grantor" as referred to in said deed. Also the right to use a "sewer line" as reserved in the deed from the Grantor herein to D. Dale Powell and Jane Powell which deed is recorded in Vol. 3058, Page 278 and the right to use the same "sewer line" as the same crosses the rear portion of premises conveyed to the Grantor herein by deed recorded in Vol. 3065, Page 268.

Subject to all conditions, restrictions, limitations, right of ways and easements, oil, coal and gas leases, if any, of record.

Prior Deed Info.: Warranty Deed, Instrument No. 55363754, recorded September 5, 2006.

Property located at: 6052 Manchester Road and 6060 Manchester Road V/L, Akron, OH 44319.

Property appraised at: One Hundred Fifty-six Thousand Dollars ($156,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of June, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
