By virtue of an Order of Sale No. CV2016 08 3528 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

And known as being part of Original Lot #20, and more particularly described as follows:

Beginning at an iron pipe set at the intersection of the center line of the Akron-Cleveland Road, (State Highway No. 16), with the center line of the Boston Mills Brandywine Road, (County Highway No. 38); thence along the center line of the Boston Mills Brandywine Road N. 49 deg. 19' W., 1369.02 feet to an iron pipe set at an angle point in said road; thence continuing along the said center line of said road N. 49 deg. 38' W., 683.07 feet to the intersection of the center line of the Boston Mills Brandywine Road with the West line of Richard Road, (unrecorded), and the place of beginning of the parcel herein described; said point of real beginning being N. 49 deg. 38' W., 209.67 feet from the intersection of the center line of the Boston Mills Brandywine Road with the East line of Original Boston Township Lot #20; thence along the center line of the Boston Mills Brandywine Road N. 49 deg. 38' W., 202.54 feet to a point, and from which point an iron pipe bears N. 44 deg. 06' E., a distance of 30.00 feet; thence N. 44 deg. 06' E., 196.38 feet to an iron pipe set on the West line of Richard Road, (unrecorded); thence along the West line of said Richard Road S. 3 deg. 43' E., 272.78 feet to the place of beginning and containing 0.4326 acre as surveyed by E. Beginning at a point in the center line of the Boston Mills Bradywine Road, County Highway #40, N. 49 deg. 38' W., 412.21 feet from the intersection of said center line with the East line of said Lot #20; said beginning being the Grantors Southeasterly corner and the Grantees Southwesterly corner; thence continue N. 49 deg. 38' W., 15.03 feet along said center line; thence N. 44 deg. 06' E., 210.95 feet, passing over an iron pipe at 30 feet, to an iron pipe in the West line of Richard Road; thence S. 3 deg. 43' W., 20.24 feet along said West line to an iron pipe; thence S. 44 deg. 06' W., 196.38 feet along Grantees Westerly line to the place of beginning and contains 0.07 of an acre of land, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of June, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
