By virtue of an Order of Sale No. CV2014 09 4313 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF AUGUST, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, County of Summit and State of Ohio:

And known as being part of Original Stow Township Lot 64, and more fully described as follows:

Beginning for a description of the parcel herein to be conveyed at a point on the centerline of Ritchie Road (50 feet wide), which point is N. 89 deg. 52' 25" E., 1255.15 feet from West line of Stow Township Lot 64; thence continuing said centerline N. 89 deg. 52' 24" E., 90.00 feet to a point; thence with a West line of additional lands of Paela Hickey S. 0 deg. 35' 50" E., 291.00 feet to a No. 4 rebar, capped 6023, set; thence traversing lands of said Hickey S. 89 deg. 52.24' W., 90.00 feet to a No. 4 rebar, capped 6023, set; thence with an East line of lands of E. and M. Case (Parcel No. 5607459) N. 0 deg. 35' 50" W., 291.00 feet to the true place of beginning and passing over an iron pipe found 25.00 feet from said place of beginning. Containing 0.6012 acres of land, as surveyed and determined from local records and monumentation in November 2002, by Douglas E. Bedore, P.S. 6023, of Bedore Surveying, Inc. All bearings are to an assumed meridian, and are used to form angles only. Of said acreage, 0.5496 acres are useable, and 0.0515 acres in the right of way of Ritchie Road. Be the same more or less, but subject to all legal highways.

Property appraised at: Two Hundred Ten Thousand Dollars ($210,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of August, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
