at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio and bounded and described as follows:
Known as being a part of Lot No. 21 in said township and more fully described as follows:
Commencing at the intersection of the centerline of Hametown Road (being also the East line of said Lot 21) the centerline of Adawood Drive (a private road, 30 feet wide), which is North 0 deg. 03' 50" East, along the centerline of Hametown Road 299.93 feet from the Southeast corner of said lot; thence North 87 deg. 29' 15" West, along the centerline of said Adawood Drive, 198.00 feet to the true place beginning of land herein described; thence North 87 deg. 29' 15" West, along the centerline of Adawood Drive, 165.00 feet; thence North 0 deg. 03' 50" East, 180.00 feet to an iron pipe; thence South 87 deg. 29' 15" East, 165.00 feet to an iron pipe; thence South 0 deg. 13' 50" West, 180.00 feet to the true place of beginning. Containing, as surveyed in April, 1955 by S. G. Swigart and Son, 0.6853 of an acre of land. Reserving from the above described premises 15.00 feet off the South side thereof for street and roadway purposes. Be the same more or less.

Property appraised at: Three Hundred Thousand Dollars ($300,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 6th day of April, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
