By virtue of an Order of Sale No. CV2016 12 5240 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 4TH DAY

OF MAY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and more particularly described as follows:

And known as being a part of Lot 11 in the C. W. Brown Allotment in Tract No. 7 as surveyed and numbered by H. Paul, Jr., Surveyor and recorded in Plat Book 1, Page 77. Beginning at a point in the East line of said Lot 11, South 0 deg. 31' West, 176.93 feet from the South line of Hazel Street; thence North 88 deg. 58' West, 68.35 feet to a point in the center line of Hart Place, which is a roadway 24 feet in the width laid out by David P. Hart and extending from E. Market Street to Hazel Street through said Lot 11; thence South 14 deg. 22' West, 33.00 feet along the center line of Hart Place to an angle in said center line; thence South 1 deg. 2' West, 7.50 feet still along said center line to a point; thence South 88 deg. 58' East, 75.00 feet to a point in the East line of Lot 11; thence North 0 deg. 31' East, 40.00 feet along lot line to the beginning and containing 0.06 of an acre of land, be the same more or less, but subject to all legal highways.

Property appraised at: Twenty-seven Thousand Dollars ($27,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
