By virtue of an Order of Sale No. CV2017 11 4633 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 18TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and more fully bounded and described as follows:

Beginning at a stake in the South line of the Cyrus Brady 4.40 acre tract as described in Deed Volume 158, Page 610, Summit County Records, said stake is North 79 deg. 51' East, 145.69 feet distant measuring along the South line of said tract from a sewer pipe at the Southwest corner thereof and in the center line of Manchester Road, said beginning point being more fully described as follows:

Commencing at the Southeast corner of Indian Trail and Manchester Road; thence North 79 deg. 51' East, along the South line of Indian Trail, 348.16 feet to a point of intersection with the Westerly line of Summit Lake Boulevard; thence South 10 deg. 03' East along the Westerly line of Summit Lake Boulevard, a distance of 163 feet to a point; thence South 79 deg. 51' West, 225.53 feet to the place of beginning; thence North 10 deg. 03' West, 43.39 feet to a stake; thence North 79 deg. 57' East, 225.53 feet to a stake; thence South 10 deg. 03' East, 43.00 feet along the West line of Summit Lake Boulevard to a stake; thence along the South line of said 4.40 acre tract South 79 deg. 51' West, 225.53 feet to the place of beginning. Containing 0.22 acre of land.

Situated in the City of Akron, County of Summit and State of Ohio, and known as being part of Lot 19, Tract 9, formerly Coventry Township and bounded and described as follows:

Beginning at a stake in the East line of Manchester Road and the South line of the Cyrus Brady 4.40 acre tract as described in Deed Volume 158, Page 610, Summit County Records; thence along the South line of said 4.40 acre tract North 79 deg. 51' East, 341.19 feet to a stake; thence along the West line of Summit Lake Boulevard North 10 deg. 03' West, 43 feet to a stake and the true place of beginning of this parcel of land, said beginning point being more fully described as follows:

Commencing at the Southeast corner of Indian Trail and Manchester Road; thence North 79 deg. 51' East, along the South line of Indian Trail, 348.16 feet to a point of intersection with the Westerly line of Summit Lake Boulevard; thence South 10 deg. 03' East along the Westerly line of Summit Lake Boulevard, a distance of 120 feet to the place of beginning; thence South 79 deg. 57' West, 105.53 feet to a stake; thence North 10 deg. 03' West, 40 feet to a stake; thence North 79 deg. 57' East, 105.53 feet to a stake; thence along the West line of Summit Lake Boulevard South 10 deg. 03' East, 40.00 feet to the true place of beginning. Containing 0.10 acre of land. The above described premises are also known as Lot No. 30 and the Easterly 120 feet of Lot No. 10 (as to Parcel No. 1) and Lot No. 29 (as to Parcel No. 2) of an unrecorded allotment made for Cyrus Brady by J. S. Gehres, Registered Surveyor, in July 1908. Be the same more or less, but subject to all legal highways.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
