By virtue of an Order of Sale No. CV2017 09 3863 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

OF JUNE, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio; and known as being a part of Lot No. Twenty-two (22) of the William B. Doyle Allotment, as recorded in Plat Book 2, Page 32 of Summit County Records of Plats.

Said real estate is more particularly described as follows:

Beginning at a point North 87 deg. 50 min. East, 100.32 feet from the Southwest corner of said Lot Twenty-two (22) to a point; thence North 1 deg. East, 144.80 feet to a point, which said point is the true place of beginning of the premises herein described; thence North 1 deg. 44 min. East, 132.80 feet to a point; thence North 88 deg. 27 min. East, 33.44 feet to a point; thence South 1 deg. 44 min. West, 133.50 feet to the center of a street; thence South 87 deg. 39 min. West along the center line of said street 33.44 feet to the place of beginning.

Property located at: 269 Luedella Court, Akron, OH 44310.

Property appraised at: Forty-two Thousand Dollars ($42,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
