By virtue of an Order of Sale No. CV2022 03 0765to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being part of Tract Five (5), further bounded and described as follows, to-wit:

Beginning at a point in the centerline of the East Reservoir-Springfield Road, now known as Killian Road, C.H. 135, which point is N. 89 deg. 03' E., a distance of 150.00 feet from the West line of said Tract Five (5); thence N. 0 deg. 23' E., parallel to the West line of said Tract Five (5), a distance of 673.00 feet to a point in the Southwest right-of-way line of the Baltimore and Ohio Railroad (C. T. and V. Division); thence Southeasterly along said Southwest right-of-way line, on a 2 deg. curve to the left having a radius of 2894.93 feet, an arc distance of 230.73 feet to a point, which point is 350.00 feet East of the West line of said Tract Five (5); thence S. 0 deg. 23' W., parallel to and 350.00 feet East of the West line of said Tract Five (5), a distance of 555.00 feet to a point in the centerline of said East Reservoir-Springfield Road now known as Killian Road, C.H. 135; thence S. 89 deg. 03' W., along the centerline of East Reservoir-Springfield Road, now known as Killian Road, CH 135, a distance of 200.00 feet to the place of beginning and contains 2.80 acres of land, be the same more or less, but subject to all legal highways.

Property located at: 1945 Killian Road, Akron, OH 44312.

Property appraised at: One Hundred Forty-one Thousand Dollars ($141,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 4th day of November, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
