By virtue of an Order of Sale No. CV2022 01 0219to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Also known as being part of Sublots 160 and 161 of the First Addition to Barber View Allotment, as delineated in the County of Summit Records of Plats Volume 26, Page 52 and more fully described as follows:

Beginning at an iron pipe found on the East right-of-way line of Edward Avenue (50 feet wide), said pipe monumenting the original Northwest corner of Sublot 162 of said allotment; thence with said right-of-way line of Edward Avenue South 53.33 feet to a No. 4 rebar, capped 6023, et at. the true place of beginning for the parcel herein to be conveyed; thence the following:

East 120.00 feet traversing lands of Miller (Deed Volume 7364, Page 710) to a No. 4 rebar, capped 6023, set; South 53.33 feet along West lines of lands of Henderson (Deed Volume 7259, Page 614) and Burdette (Parcel No. 0101581) to a No. 4 rebar, capped 6023, set; West 120.00 feet traversing lands of Miller to a No. 4 rebar, capped 6023, set on said right-of-way line of Edward Avenue; North 53.33 feet along said right-of-way line to the true place of beginning, containing 0.1468 acres of land, be the same, more or less, but subject to all legal highways, easements and limitations of record, if any, as surveyed and determined from local records and monumentation in January 2004 by Douglas E. Bedore, P.S. 6023, of Before Surveying, Inc. all bearings are to an assumed meridian and are used to form angles only.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 24th day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
