By virtue of an Order of Sale No. CV2022 01 0308to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known a being part of Tract No. 2, formerly Portage Township, further bounded and described as follows, to wit:

Beginning at a point in the center line of Grant Ave., which point is 459.70 feet West of the intersection of the center line of Grant Ave. and the West line of 11th St., produced Southerly; thence Northerly, a distance of 175.00 feet to an iron pipe; (an iron pin is on this line at the North line of Grant Ave.); thence Westerly parallel to the center line of Grant Ave., a distance of 53.00 feet to an iron pipe; thence Southerly, parallel to the East line, a distance of 175.00 feet to a center line of Grant Ave., (an iron pin is on this line at North line of Grant Ave.); thence Easterly along the center line of Grant Ave., a distance of 53.00 feet to place of beginning, be the same more or less, as surveyed by Fred H. Bliss, Registered Surveyor, in August, 1972. Subject to restrictions, easements and conditions of record and taxes and assessments prorated to the date of filing of the deed.

Property appraised at: One Hundred Thirty-eight Thousand Dollars ($138,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 24th day of February, 2023. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
